The clients live in central coast NSW in their family home.  They have 2 kids which are nearing adulthood.  Their goal was to continue working and pay their mortgage off before starting investments.  Throughout that time, they watched property prices increase however were unsure how and when to enter into the investment market. 

They met with GLR to establish a clear plan to increase their portfolio but wanted to remain cautious.

Introduce investments into their portfolio without it effecting their personal finances by utilising the rental incomes plus tax benefits. 

The strategy was formulated to introduce an investment property which could be held for the long term to increase their overall worth.  The objective of the investment was to be a good quality investment, high rentability and not affect their current lifestyles. 

The clients went through the pre assessments with the brokerage team to establish their borrowing capacities.  Due to their extremely low debt and high incomes the clients had a capacity to borrow well above what would be required. 

The strategy outlined the investment cost and its associated mortgage.  It then outlined the rental incomes less the yearly operational costs including the mortgage.  It then provided insight into the tax benefits and overall assessments.  The outcome was, if followed, the property would only be an out of pocket expense of $20 per week.

The clients were very happy and agreed to the strategy. 

The clients were introduced to the property team who formulated the plan for acquiring the investment.  Different states and locations were discussed however in the end QLD was their preferred location. 

The property team sourced a recommendation within Brisbane that ticked all boxes.  The purchase price and rental estimates completely match the strategy and the clients were very happy.  They agreed to proceed and settled on the property.  Within the first week the tenants had been selected and the property was actively benefitting their portfolio. 

Once everything was completed we conducted a review to ensure all numbers and projections were accurate.  At that point the clients were very happy and requested to look at the next investment. 

The strategy was updated to include new borrowing capacities and using the same formula a 2nd property was added.  The next property is a house and land build which the clients are underway on.  To date the property is on track to complete within its timeframes and has increased in capital growth substantially.
